Read the recorded notice from beginning to end
The notice identifies the deed of trust, parties, property, claimed default, amounts, scheduled sale date and place, trustee contact, and statutory warnings. Names and amounts may change through assignments, payments, fees, continuances, or other events, so request current written information rather than relying only on an older copy.
The scheduled date is important, but status can change
Washington law allows a trustee sale to be continued under specified procedures, and court or bankruptcy activity may affect the schedule. Do not assume that a website calendar, recording search, mail piece, or old notice proves the current status. Confirm directly with the named trustee and keep a record of the response.
Cure and payoff are different calculations
A reinstatement or cure figure generally addresses the stated default and authorized costs within the statutory window. A payoff figure addresses the full amount needed to satisfy the secured obligation. RCW 61.24.090 generally describes a cure right before the eleventh day before sale; later action may require full payoff or another legally effective step.
A buyer cannot replace independent advice
A property buyer can evaluate a purchase and a proposed closing schedule. A buyer cannot determine whether a notice is valid, advise you to waive rights, promise to stop a sale, or decide whether litigation, mediation, bankruptcy, modification, reinstatement, or another option is appropriate.
If you are considering a voluntary sale
Ask for current payoff information, open title promptly, identify every owner and required signer, disclose the scheduled sale to title and prospective buyers, and leave time for document and payoff corrections. A sale affects the foreclosure only if it closes in time and the required interests are paid or released.
